Title: AC5-Lease Space for Adult and Community Education

Recommendation:
I recommend that the Board approve a  Lease Agreement with the Tiburon Corporation for leased space at Cedar Square, 2112 S. Congress Avenue, Suite 200, Palm Springs, Florida for use by the Adult and Community Education program and authorize the Chairman and Superintendent to sign all necessary documents.

Description:

The District's K-12 program support needs continue to grow at Fulton-Holland. Because of these needs, the Adult and Community Education administrative and support services can not grow to keep pace with our community school needs if we continue to remain at Fulton-Holland. This agreement would allow the department to rent office space 1.15 miles (approximately 3 minutes away) from  Fulton-Holland yet remain centralized in the District. 

• The leased facility is at Cedar Square, 2112 S. Congress Ave., Palm Springs

• Lease  space totals 3,113 SF.

• The term of the lease is three years with one three-year option for renewal. The initial lease would run from April 1, 2007 through March 31, 2010. The base annual rent for year one is $46,695 and increases 4% per year.

• There is no involvement of FTE funds.  The funds used for rent would come from workforce-related reserve funds.  This would mean no loss of services to our existing adult clients and no impact on our K-12 students.

• Having an office close to Fulton-Holland would allow the department to continue working closely with other Departments at Fulton-Holland without a great loss of productive time spent on travel.

• Renting space would allow us to consolidate our programs which are presently housed at other sites, including the Virtual Community School, the GED testing program, Project Transition (refugee services), and Family Literacy.

• Other sites considered were: Delray Full Service (not enough space or parking), Roosevelt Full Service (not enough space or parking), Gold Coast (no space available), John I Leonard (not enough space), Survivors Boynton (Alternative keeping the site) and Old Atlantic High School (not centralized).

Financial Impact:
The financial impact to the Special Revenue-Other Funds Budget is $46,695 annually. The source of funds is the Project Transition Reserve Budget. This is not part of K-12 funding.
