Title: RE2 West Palm Beach Area MS (04-OO) and Transportation Compound

Recommendation:
I recommend the School Board approve the Real Estate Sale and Purchase Contact for acquisition of Vacant property containing 2.5 acres, more or less, located on Palmdale Road, West Palm Beach, which property shall be designated for the new West Palm Beach Area Middle School 04-OO and Support Facilities as herein described; and authorize the Superintendent and Chairman to sign all necessary documents.

Description:

  • The new West Palm Beach Area Middle School 04-OO, scheduled to open by August 2009, is a prioritized project in the Five Year Plan.

 

  • The Support Facility Study of 2004 emphasizes the need for and recommends the consolidation of M&PO & Transportation to co-locate in a Central location.

 

  • The location of the subject property is within the site search area and is contiguous to the + 52.73 acre assemblage that has been Board approved for acquisition.  (See Parcel Map Exhibit "A").

 

  • The owner is a willing seller.

 

  • The averaged appraised value is $780,000.00.  The contract price is $780,000.00.

 

 

  • A Phase I Environmental Audit has been ordered on the site to confirm that there
    are no environmental concerns on this property.

 

Financial Impact:
The financial impact to the Capital Projects Funds Budget is $780,000.00.
