Title: CP-2 Construction Management at Risk Agreement for Whispering Pines Elementary School Classroom Addi

Recommendation:

I recommend the School Board approve an Agreement for Construction Management at Risk Services and Preconstruction Phase Services Fee in the amount of $47,460. to Pavarini Construction Co., Inc., and authorize the Superintendent and Board Chairman to sign all required documents for Pre-Construction fees for Whispering Pines Elementary School Classroom Addition, Project No: 1781-8307.

Description:

Construction Management @ Risk Services required for Preconstruction Phase Services including design review and recommendation to establish a Guaranteed Maximum Price for construction of  a 12,148 GSF, 58 new student station classroom addition with an alternate addition to the design services for the future expansion/remodeling of 7,741 GSF to expand the existing dining/multipurpose and foodservice facilities. Construction will be in accordance with the Educational Specifications approved by the Board on February 21, 2007.

 

Estimated Budget for Construction:  $3,479,734.  (Five Year Capital Plan)

Gross Square Feet: 19,889

Estimated Construction Cost/Gross Square Foot: $175.

 

Total New Student Stations: 58

Estimated Construction Cost/Student Station: $59,995.

 

Preconstruction Phase Services Fee:    $47,460.

Reimbursable Expenses:                        $4,755.

 

Total:                                                    $52,215.

 

Eight (8) firms responded to the RFP of which three (3) were shortlisted.  The final ranking of the Selection Committee is as follows: 

 

(1) Pavarini Construction Co., Inc.

(2) Kaufman Lynn, Inc., General Contractors

(3) Coastal Construction Company

 

Minority Sub-contractor Participation: 15%

Financial Impact:
The financial impact is $52,215. The source of funds is the Capital Project Budget.
