Title: CP-6 Amend the CM Agreement for Summit/Jog Road Area Elementary (03-Y)

Recommendation:

I recommend the School Board approve an Amendment to the Construction Management at Risk Agreement to establish the Phase 2 Final Guaranteed Maximum Price (GMP) for construction in the amount of $24,156,084. to James B. Pirtle Construction Co., Inc. for Summit/Jog Road Area Elementary,  03-Y, Project No. 0051-8338  and authorize the Superintendent and Board Chairman to sign all required documents. 

Description:

Construction Management at Risk services required for Phase 2 Final construction of a 145,828 GSF elementary school with related facilities and an adjacent 15,000 GSF facility to be utilized as an Environmental Studies Center by Florida Atlantic University. Construction shall be in accordance with the Educational Specifications approved by the Board on March 15, 2006.

 

Estimated Construction Budget: $21,511,247. (Five Year Capital Plan)

Gross Square Feet: 160,828 (145,828 GSF elementary school and 15,000 GSF Environmental

Budgeted Construction Cost per Gross Square Foot: $134.

Total Construction Cost per Gross Square Foot: $189.

Building Cost per Gross Square Foot (Div 3-16): $144.

 

Student Stations: 960

Budgeted Construction Cost per Student Station: $22,408.

Total Construction Cost per Student Station: $31,646, (Inclusive of Environmental Center)

Building Cost per Student Station (Div. 3-16): $24,164. (Inclusive of Environmental Center)

 

Preconstruction Fee:                          $322,185.

GMP Phase 1 (Site/Utilities):         $5,902,176.

GMP Phase 2 (Final):                   $24,156,084.

 

Total Cost of Construction:          $30,380,445.

 

Building Cost (Div. 3-16):           $23,197,626. (Phase 1 & 2)

 

Minority Sub-contractor Participation:16.2%

Financial Impact:

The financial impact is a commitment of $24,334,839.  which includes the GMP of $24,156,084. and $178,755. for the District provided Builder’s Risk Insurance. The source of funds is the corresponding Capital Projects Budget.
