Title: CP-3 CM at Risk Agreement for School Food Service Build-Out

Recommendation:
I recommend the School Board approve an Agreement for Construction Management at Risk Services and Preconstruction Phase Services Fee in the amount of $38,778. to Kaufman Lynn Inc., General Contractors and authorize the Superintendent and Board Chairman to sign all required documents for Pre-Construction Phase fees for School Food Service Build-Out, Project No. 9150-8362.

Description:

Construction Management @ Risk Services required for Preconstruction Phase Services including design review and recommendation to establish a Guaranteed Maximum Price to remodel an existing two story building of approximately 37,500 gross square feet into administrative office space which includes a 19,500 gross square foot first floor (18,000 gross square feet existing and 1,500 gross square feet of existing space from the adjacent Food Services Warehouse) and an 18,000 gross square foot second floor which is currently built-out office and instructional spaces requiring remodeling. Design shall include replacement and tie-in of the existing elevator and required improvements to existing MEP and life safety systems with exterior building and site improvements.  

 

Estimated Budget for Construction:        $3,939,202 (Five Year Capital Plan)

                                                             $2,025,673 (Actual funds available for construction)

$1,913,529 of the estimated budget for construction from the Five Year Capital Plan was used for build-out of the second floor to accommodate the CEP School until completion of the permanent CEP facility at the Indian Ridge School site.

Two (2) firms responded to the RFP and both were shortlisted.  The final ranking of the Selection Committee is as follows: 

 

(1) Kaufman Lynn Inc., General Contractors

(2) PSA Constructors, Inc. (African American)

 

Minority Sub-consultant Participation: 15%

Financial Impact:

The financial impact is $38,778. The source of funds is the project budget.
