Title: Recommendation: I recommend the School Board approve an Amendment to the Construction Management at Risk Agreement to establish the Phase 2 Final Guaranteed Maximum Price (GMP) for final construction in the amount of $23,144,463. to W.G. Mills, Inc. for Description: Construction Management at Risk Services required for Phase 2 final construction of a 122,966 GSF, 960 student station, K-5 elementary school. The new school shall be constructed to allow for the future addition of a 1,300 student capacity middle school facility. Construction of the elementary school will be in accordance with Educational Specifications approved by the Board April 19, 2006. Estimated Construction Budget: $19,418,653. (Five Year Capital Plan) COP 2007B Construction Budget: $24,423,481. Number of Stories: Two Construction Type: Tilt-Wall Gross Square Feet: 130,696 Budgeted Total Construction Cost per Total Actual Construction Cost per Gross Square Foot: $188. Building Only Cost per Student Stations: 960 Budgeted Total Construction Cost per Student Station: $25,441. (per COP 2007B Construction Budget) Total Actual Construction Cost per Student Station: $25,539. Building Only Cost per Student Station (Div. 3-16): $17,112. Preconstruction Fee: $199,210. Phase 1 GMP (Site/Utilities) $1,173,957. Phase 2 GMP (Final) $23,144,463. Total Actual Construction Cost: $24,517,630. Building Only Cost (Div. 3-16): $16,427,542. Financial Impact: The financial impact is an increase to the Project Budget of $5,942,766. which includes the GMP of $23,144,463. and $181,430. for the District provided Builder’s Risk Insurance.
