Title: Agreement for Sale of Property to the City of Belle Glade

Description:

·         The City of Belle Glade, in conjunction with the McCurdy

      Senior Housing Corporation, wishes to develop the site

      with community-oriented housing.

·         The subject lands are in the southerly portion of the Old

      Lakeshore Middle School Campus (see location map,

      Exhibit “A”).

·         The Lakeshore Annex Transition School is currently

      house on the northerly remainder of the site.

·         The lands to be conveyed are adjacent to 1.95 acres

      previously conveyed to the City of Belle Glade (see

      Exhibit “B”, October 2001 Board Report, Item 12C-2,

      approving conveyance to City of Belle Glade)

      and adjacent to 1.559 acres leased to Palm Beach

      County (see Exhibit  “C”, October 2000 Board Report,

      Item 12A-14, approving lease of lands to Palm Beach

      County).

·         The deed from the Board of Trustees of the Internal

      Improvement Trust Fund, contains restrictions that will be

      modified prior to closing to accommodate the intended

      use of the site.

 ·       The purchase price is the appraised value of $135,000.

Recommendation:
I recommend approval of the Agreement for Sale and Purchase between the City of Belle Glade and the School Board of Palm Beach County for the sale of +/- 5.424 acres; authorizing a resolution to the Board of Trustees of the Internal Improvement Trust Fund of the State of Florida requesting modification of restrictions affecting the property; authorizing a resolution declaring the lands unnecessary for educational or ancillary purposes; and authorizing the Chairman and Superintendent to sign all necessary documents.

Financial Impact:
There will be a positive impact of $135,000 to the Site Acquisition Budget.
