Title: CP-7 Amend the CM Agreement for Hagen Road Elementary School Replacement

Recommendation:

I recommend the School Board approve an Amendment to the Construction Management at Risk Agreement to establish the Phase 2 Guaranteed Maximum Price (GMP) for construction in the amount of $23,495,344. to C.R. Klewin Southeast, Inc. for Hagen Road Elementary School Project No. 1421-8359 and authorize the Superintendent and Board Chairman to sign all required documents. 

Description:

Construction Management @ Risk Services required for Phase 2 construction of an approximately 120,656 GSF, 889 student station replacement school, in accordance with the Educational Specifications approved by the Board on April 19, 2006. 

 

Estimated Construction Budget: $ 19,410,113  (Five Year Capital Plan)

Gross Square Feet: 120,656

Budgeted Total Construction Cost per Gross Square Foot: $160.

Total Actual Construction Cost per Gross Square Foot: $205 (Phase 1 & 2) 

Building Only Cost per Gross Square Foot (Div 3-16): $136 (Phase 1 & 2)

 

Student Stations: 889

Budgeted Total Construction Cost per Student Station: $21,833

Total Actual Construction Cost per Student Station (Div. 3-16): $27,794.  (Phase 1 & 2)

Building Only Cost per Student Station (Div. 3-16): $18,461. (Phase 1 & 2)

 

Preconstruction Fee:                     $230,922.

 

GMP Phase 1:                            $1,185,000.

GMP Phase 2:                          $23,495,344.

 

Total Cost of Construction:     $24,708,880. (Phase 1 & 2)

 

Building Only Cost (Div. 3-16): $16,412,062. (Phase 1 & 2)

 

Minority Sub-contractor Participation: 21.6 %  

Financial Impact:
The financial impact is an increase to the project budget of $5,298,767. and a commitment of $23,669,210. which includes the Phase 2 GMP of $23,495,344. and $173,866. for the District provided Builder’s Risk Insurance. The source of funds is COPS, 2007B, and the Restricted Reserve.
